Major Issues

Independence and autonomy of the valuers at risk due to frequent bank pressure.

Forcing to sign indemnity bonds for empanelment.

Trapping of valuers in false & frivolous cases.

Non-payment of genuine fees.

Non-payment of timely fees.

Unjustified fees for retail and SME valuations.

Putting burden of additional work which is not primalrily scope of work of valuation without any additional payment of fees such as verification and checking the authenticity of documents from different Govt. departments, comment on legal position of the property, to arrange Patwari for property identification in case of property in rural areas, etc.

Non issuance of proper work orders.

Non-adherence to terms of engagement on their own but expecting valuers to follow all terms of engagement.

Frequent demand from Banks to give convenient valuation conniving with borrowers. Those who don't fall in pressure have to go out of business.

Unnecessarily making valuers a party & putting blame of them in case of loan frauds.

Casual approach of few of the valuer professionals because of which the whole community gets a bad name.

Bank Valuation formats non-compliant to valuation norms & standards.
